Michigan
basements are imperfect concrete structures built on soils that
vary. Water in the soils leaking into the basement is a
problem that has troubled Lansing and Michigan area property owners
for over 100 years. This water will enter the basement through
the walls floors and joints between them.
Among the best of these methods is to install either an interior sub floor drainage system or a baseboard drainage system along the perimeter of the floor. There are few challenges to this method however. One is to keep the drain from being clogged by mud over the years. Many Michigan homeowners go years without a water problem and then develop one do to the existing sub-floor and subsurface drains clogging with mud or sand.
Ayers Basement Systems uses the patented Waterguard system that is non clogging insuring your basement will always stay dry. We guarantee it!
Basement and Crawl Space Dehumidification - Lansing Michigan
When
“dry” means – feels dry, smells dry, and looks dry.
Just because you have a waterproofing system, doesn’t mean that you have a dry Michigan basement. Capillary action, meaning wicking, can bring in moisture. For example a block wall may not leak, but it feels damp because it’s wicking the water inside it to the surface like a sponge. Water vapor coming through your walls and floor also needs to be addressed. By installing one of the basement wall systems and our ThermalDry Floor Matting, we don’t have to worry about wicking and have slowed water vapor transmission down considerably.
Water also gets into your basement from
exterior air leaking into the basement. This is not a problem as
long as the outside air is cooler than the basement. It’s the warmer
summertime air that moves lots of water into our basement.
Whenever the outside air is warmer than the inside air – and especially when it’s humid outside air – we are likely to have a condensation problem in our subterranean levels. This is because the Relative Humidity of air goes up to 2.2% for ever one-degree you cool it. Basements are always cold because they are below the ground and we know that a Michigan house is like a chimney – air flows upwards, allowing air to escape the upper levels, with new air being sucked in at the lower levels.
In order to eliminate condensation you need to either heat the air or take the water out of it. A dehumidifier removes the moisture in the air without having to heat or cool it. Ayers are proud to offer the Basement Systems SaniDry basement air system to continue to keep your basement dry in summer or winter.
